Are you licensed?
Yes, Platinum Properties is licensed with the California Department of Real Estate. We are also registered with the California Secretary of State and members of the Better Business Bureau, Santa Monica Chamber of Commerce, Long Beach Chamber of Commerce and the Institute of Real Estate Management.

Are you insured?
Yes, Platinum Properties is fully insured.

Does Platinum Properties protect its clients from dishonest employees with a crime bond?
Yes, Platinum Properties is fully bonded.

What are the costs for your management services?
Our fees and charges are negotiable, on a property-by-property basis. Generally, they are based on a percentage of the property’s gross monthly income.

Are property management fees tax-deductible?
Yes, the cost of property management services is tax-deductible. Please consult with your tax advisor for details.

How do you prefer to be contacted?
We are here to serve you, and we believe communication is the key to a great business relationship. We also believe you should be able to speak with us should the need arise; therefore we can be contacted by phone, email or fax at any time. We are always available for face-to-face meetings.

How do you handle repairs and maintenance at the properties you manage?
We have an on-call staff available to handle routine maintenance, emergencies and a wide variety of repairs. They are equipped to respond quickly and thoroughly to ensure that your property is properly cared for and your investment protected.

How do you prepare and distribute financial statements?
Financial statements are customized to fit individual client needs. An up-to-date accounting of your property’s finances is always available. It’s just a phone call away.

What is your eviction policy?
While it is our policy to accept only qualified tenants, sometimes evictions are necessary. Evictions are initially dealt with at the property level. At Platinum Properties, our goal is to first try and work with the tenant, for example by offering small move out incentives. This is the most cost effective way for everyone involved. However, if this process fails we will have attorneys in place to move forward in the most cost effective way. We understand the importance of proper documentation, and therefore it is our policy to ensure all on-site paperwork is in order to enable timely processing of files should evictions be necessary.

What is your policy on reserves? 

Depending on the size/condition/age of the property, a reserve amount will be mutually agreed upon. We believe it is always good practice to have reserves for unforeseen expenses.

What are your accounting procedures?

We perform end-of-month accounting on the last working day of the month. Checks for owner draws are mailed during the first week of the new month.

Do you charge to fill vacancies?
No, we do not charge. Filling vacancies is part of our job description, one that we do with expert skill and a commitment to maximum occupancy.

What advertising strategies do you use?

  • Referrals, as existing satisfied tenants are often the best references, and informing current tenants of upcoming vacancies can help to fill them quickly
